Chapter 14 - HART HERITAGE WITHOUT HART HOUSE

Hart Heritage had built its brand around a residence it did not own.

Once lenders understood that, valuations changed.

The company was not worthless.

It owned:

Two event barns.

A lakeside inn.

A catering business.

Equipment.

Contracts.

It also owed too much.

Northbridge offered a smaller facility:

$14 million.

No Hart House collateral.

Higher interest.

Independent board oversight.

No Richard control.

Daniel supported it.

Richard opposed.

The board approved.

Why?

Payroll.

Vendor stability.

Winter renovation commitments.

The financing prevented immediate layoffs.

But restructuring still cut twenty-six positions over the next year.

Those workers had not forged signatures.

Had not pulled chairs.

Had not hidden trusts.

Consequences spread beyond guilt.

One former event manager confronted me outside a hearing.

“You got your mansion.”

“I don’t live there.”

“Your trust does.”

“Yes.”

“I lost my job.”

“I’m sorry.”

She laughed bitterly.

“People with houses always are.”

I had no useful answer.
