Chapter 21 - THE RIVER LAND

I finally decided what to do with my riverfront property.

Not sell to developers immediately.

Not keep it forever because Dad had.

I commissioned independent feasibility studies.

Part contaminated from old industrial use.

Cleanup needed.

Part floodplain.

Part valuable for housing.

A developer proposed luxury apartments.

Another proposed warehouses.

The city wanted mixed-income housing and river access.

I chose a joint development:

Public river trail.

Moderate-density housing.

Some market-rate.

Some workforce units.

Small commercial area.

Environmental remediation.

I retained a minority interest rather than selling entirely.

Did this make me morally superior to David?

No.

It made economic and planning sense to me.

My asset.

My choice.

That was the point.

The project eventually became worth more than the disputed mortgage had been.

Good.

Not cosmic justice.

Market timing.

I told the girls about Grandpa Jonathan.

Olivia remembered almost nothing.

Megan never met him.

We visited the river.

Olivia asked:

“Did Grandpa give this to you?”

“Yes.”

“Then you give to us?”

“Maybe some value someday.”

“Land?”

“Maybe.”

She shrugged.

“Can we get ice cream?”

Inheritance finds its scale around children.

The financial settlements closed gradually.

Title insurance compensated North Ridge for parts of the forged lien loss.

Responsible parties paid claims.

Carter restructuring repaid substantial amounts.

My civil settlement recovered:

Improper transfers.

Certain unauthorized event expenses.

Part of Bellweather funding.

Professional fees.

Not every dollar.

Some claims compromised because I had signed broad authority.

Final estimated recovery across years:

Enough to restore most—but not all—of the value diverted without clear consent.

My mistakes had financial cost.

Fraud had legal cost.

Both could coexist.

I rebuilt my estate plan.

No spouse management authority by default.

Independent adviser.

Clear transaction thresholds.

Electronic signatures require my own device and secondary confirmation.
