Chapter 7 - JULIAN’S FILE

Detective Pike installed a temporary camera near the garage.

The intruder wore a hood and gloves.

Body shape proved little.

The photograph came from Sabrina’s video.

The printer paper matched stock used at Garrick’s office.

He denied sending it.

Threat and intimidation entered the case, but attribution remained uncertain.

Clara helped me search the attic for Julian’s missing estate file.

We found an old metal toolbox beneath holiday decorations.

Inside were maintenance receipts, photographs, and a sealed letter addressed to both of us.

The date was six months before Julian died.

Elena and Clara,

Garrick has asked twice whether the development value of the property belongs partly to him as an expected inheritance. I told him inheritance begins only after death and cannot be spent in advance.

If illness weakens me, do not let anyone persuade Elena that selling is necessary for my care. The house is hers alone. Garrick has already received more help than she knows.

Love is not permission to take.

Julian.

I sat on the attic floor.

“What help?”

Clara shook her head.

The letter referenced an account number.

Maya traced it through estate records.

Julian had paid $310,000 to settle debts connected to Garrick’s failed construction venture four years earlier.

I knew the business failed.

I did not know the amount.

Julian had told me insurance covered most losses.

Garrick signed a repayment agreement.

He paid nothing.

The agreement stated that if he failed to repay, he would receive no claim against the residence or sale proceeds.

Legally, he had no claim anyway because the property passed solely to me.

Julian wanted the boundary written.

Garrick had reason to know the house was never his future asset.

Yet he referred to it that way in messages with Sabrina.

Nicole Price from Westmere surrendered her phone after receiving immunity concerning document handling.

Her messages with Garrick began nine months earlier.

Garrick: Mom will resist because she thinks the land is sentimental.

Nicole: Can she maintain independent living?

Garrick: Not much longer.

Nicole: Guardianship creates title complications.

Garrick: We’re handling capacity.

The word appeared months before the birthday.

Nicole said she believed Garrick had legitimate concerns about aging.

“Did you meet Elena?” Detective Pike asked.

“No.”

“Review her finances?”

“No.”

“Speak to her physician?”

“No.”

“Why discuss guardianship?”

“Garrick said family counsel was preparing it.”

Westmere’s legal team had warned against relying on a future guardianship.

Its acquisitions director still allowed appraisals and accepted the escrow deposit.

The developer’s liability became a civil question.

Nicole also produced the preliminary land plan.

Twelve townhouses.

A private road.

Removal of the pecan tree.

Demolition of the house.

I stared at the rendering.

My kitchen became a parking area.

Julian’s workshop became drainage infrastructure.

Garrick had approved the concept in writing.

Sabrina chose exterior colors.

They planned a condo downtown after the sale.

The development payment would cover their debts, purchase the condo, and leave money under a managed account supposedly for my care.

A note beside my name read:

Resident relocation before demolition.

I had lived in my home for thirty-four years.

On their plan, I was a relocation task.

The flash drive from Garrick’s bag became available after the judge rejected privilege over forged medical records.

It contained videos of me.

Walking slowly after gardening.

Forgetting where I placed my keys.

Arguing with Sabrina about thrown-away dishes.

Sitting alone beside Julian’s photograph.

Each clip carried a date and label.

Confusion.

Agitation.

Social withdrawal.

The videos had been collected for seven months.

Someone had turned ordinary grief and aging into a medical case.

The final folder contained an unfiled court petition.

Only the exhibits were missing.
