Chapter 6 - THE SUBSTATION

The value range shocked everyone.
Shaw Ridge alone, under ordinary agricultural and conservation assumptions, appraised between $11 million and $14 million.
With the pending transmission substation, fiber access, and industrial zoning potential on neighboring parcels, its strategic value to a data-infrastructure developer could reach $19 million to $24 million.
Ellison North Farm:
Approximately $8 million to $10 million.
Combined strategic package:
Possibly $31 million to $40 million depending entitlements.
The Red Mesa option:
$26.4 million.
Low.
Not automatically fraudulent.
The buyer took zoning risk.
Environmental permitting risk.
Infrastructure costs.
A developer does not pay finished-value numbers for raw land.
Still, the price deserved independent scrutiny, especially because the people agreeing to it did not own all the land.
Then Red Mesa’s lawyer surprised us.
They voluntarily produced correspondence after Hawthorne formally challenged the option.
Their emails repeatedly told Rex:
Final authority over Shaw Ridge must be confirmed before closing.
One lawyer wrote:
We will not proceed on family assurances. Trustee ratification and Maeve Ellison consent required.
That was helpful.
The buyer was not relying on forged initials as final approval.
The initials had helped them justify paying the deposit and keeping the option alive, but they still demanded the real signatures later.
Why?
Because their own counsel was cautious.
Good.
Then Red Mesa disclosed something the Ellisons had hidden from me.
They had offered $29.8 million two months earlier.
Rex negotiated down.
I stared at Naomi.
“Who negotiates the sale price down?”
Someone who wants different terms elsewhere.
We found them.
The lower price came with a side agreement.
Ellison Agricultural Holdings would receive a ten-year site-services contract after development.
Estimated revenue:
Up to $900,000 annually.
Not guaranteed profit.
But valuable.
Rex wanted the family business to survive as a contractor after selling the land.
That explained why he accepted a lower upfront price.
Could that be reasonable for Ellison North Farm?
Maybe.
For Shaw Ridge?
He had no authority to trade my trust’s sale value for his company’s future service revenue.
Conflict.
Then another side term.
Jonas would become regional development liaison for two years after closing.
Compensation:
$240,000 annually plus bonus.
I closed the packet.
“My husband gets a job.”
“If the deal closes.”
“So he guaranteed five million, hid the deal from me, and has a paid role on the other side.”
“Yes.”
“Did Red Mesa disclose it?”
“Yes, in the side agreement.”
That was important.
The buyer assumed family parties would sort out conflicts internally.
Not admirable.
Not necessarily fraud.
Then Rex’s role:
No personal consulting fee.
Pamela:
No payment.
Their motive was business survival and debt relief.
That made the violence more disturbing.
Not greed for yachts.
A belief that keeping the family business alive justified overriding me.
Then Dad asked to attend the next trustee conference.
Naomi said no.
“Why not?”
“Because he is not a beneficiary.”
Dad glared.
“I am Maeve’s father.”
“Not a legal role.”
I looked at him.
“She’s right.”
He hated that.
Good.
His rank, uniform, and paternal fury did not belong inside the trust process.
He could support me.
Not command.
Then police completed analysis of the camera.
The video before the assault contained another conversation.
Rex:
“If she gives birth before signing, can Jonas sign for the baby?”
Pamela:
“Attorney said no.”
Jonas:
“Stop talking like the baby owns it.”
Pamela:
“The baby doesn’t have to own it. The clause still changes.”
Then Rex:
“Then we finish tonight.”
Jonas said:
“No one touches her.”
That mattered.
He had said it.
Then Pamela replied:
“Then make your wife understand.”
The footage did not prove Jonas planned physical assault.
It proved he knew confrontation was coming.
And he believed words would be enough.
Then Rex punched me anyway.
The law would separate those roles later.
The trust hearing was scheduled for four days before the option deadline.
My contractions were increasing.
